Smart Water Shutoffs in Florida: Cost Factors and Insurance
What drives the cost of a smart water shutoff valve in Palm Beach and Broward, how Florida insurance discounts work, and who benefits most.
By Royal Elite Plumbing ·

A smart water shutoff valve watches the water moving through your main line. When it sees a major leak, it closes the line on its own. Here's what it costs, how insurance treats it, and whether it's worth it in South Florida.
Quick answer
- A smart shutoff monitors flow on the main line and can close it automatically when it detects a major leak.
- Installed cost depends on your pipe, access and power. Call for pricing and a written quote.
- Some Florida insurers offer discounts for qualifying devices. Ask your carrier before you buy.
- It's most valuable in homes that sit empty for weeks, in condos with units below, and in older homes.
How does a smart water shutoff valve work?
A smart shutoff is a motorized valve with a flow sensor, installed on the main water line after the meter. It learns your household's normal water use and sends phone alerts when something looks wrong. If it detects a major leak, it can close the main line for you.
We install the Moen Flo, so the details below use it as the example. Features vary by brand.
The Flo also runs a daily check for small leaks. Moen says this MicroLeak test runs once a day during low-use hours. The valve closes briefly while the system watches for a pressure drop. It can catch drips as slow as one drop per minute (Moen, retrieved 2026-11-02).
The Flo needs a 2.4 GHz Wi-Fi connection for setup and alerts. Moen says it keeps monitoring during an internet outage and syncs later. Remote control and live alerts need the connection back (Moen, retrieved 2026-11-02).
Which type of leak protection do you need?
Not every leak device does the same job. The main difference is whether it can stop the water or only tell you about it.
| Device type | What it catches | Shuts off water? | Installation |
|---|---|---|---|
| Point leak sensor | Water on the floor where the sensor sits | No | Place it yourself |
| Flow monitor | Unusual water use across the home | No | Varies by model |
| Whole-home smart shutoff | Unusual flow; some models also run a daily small-leak test | Yes, at the main line | Licensed plumber recommended |
Florida Peninsula Insurance lists the same broad categories. It says insurers weigh the device type, whole-home coverage, automatic shutoff and verified installation (Florida Peninsula Insurance, August 5, 2026).
Point sensors help near a water heater or washer. A sensor that only sounds an alarm can't stop the water, though. A shutoff on the main line can close it while you're away.
What does a smart water shutoff cost in Palm Beach and Broward?
The installed cost depends on your home, so we don't quote a flat price. Call for pricing on Moen Flo smart water shutoff installation. You get a written quote after an on-site assessment, before any work starts.
What moves the price:
- Pipe size and material. Copper, CPVC and PEX mains each take different fittings.
- Access. An exposed main on an exterior wall or in a garage is simpler than a buried or boxed-in line.
- Power. The Flo needs a nearby outlet. Adding one can change the scope.
There's no monthly fee to use the Flo's features. Moen ended its paid data subscription in 2020 (Moen, retrieved 2026-11-02).
Moen does sell an optional FloProtect plan for $5 a month. It adds a five-year extended warranty. It also reimburses up to $5,000 of your insurance deductible after certain water damage (Moen, retrieved 2026-11-02).
Read the terms before relying on it. FloProtect is not insurance. It excludes damage from rain, floods, storms and other natural events. Leaks between the meter and the Flo don't qualify. The plan must also be active for 30 days first (Moen, retrieved 2026-11-02). For a Florida home, that storm exclusion matters.
Can a smart shutoff lower your Florida homeowners insurance?
It can, but only with the right carrier and policy. Florida Peninsula Insurance says some insurers offer a discount for approved leak devices, and availability varies by insurer (Florida Peninsula Insurance, August 5, 2026).
Water damage is a big reason carriers care. From 2019 to 2023, water damage and freezing caused about 1.5 claims per 100 insured homes a year. The average claim was $15,400, according to the Insurance Information Institute (retrieved 2026-11-02). These are national figures, not Florida-only.
In July 2026, Moen and Stand Insurance launched a Florida program tied to the Flo. Stand policyholders who activate and keep a Flo running are eligible for premium discounts (Coverager, retrieved 2026-11-02). Those incentives apply only through Stand and vary by location and policy.
How to ask for a discount:
- Call your agent first. Ask which devices qualify and whether automatic shutoff is required.
- Install and activate the device. Keep it online, because some programs require it to stay active.
- Send proof. Moen provides an insurance verification letter through the Flo app or its user portal (Moen, retrieved 2026-11-02).
We can't promise a discount or its size. Your carrier decides that.
Who benefits most in South Florida?
A smart shutoff earns its cost fastest where a leak can run for a long time before anyone notices.
- Seasonal homes. A supply line that fails in July can run for weeks in an empty house. Our snowbird plumbing checklist covers the rest of your departure prep.
- Condos. A leak can reach the unit below. If your building shares a main supply pipe between units, check your association's rules before installing.
- Older homes. Houses with polybutylene or aging supply pipes carry more risk. Not sure what you have? Our guide shows how to identify polybutylene pipes.
- Rentals. Owners can't always see a slow leak. Our rental property plumbing checklist pairs well with a shutoff.
- Homes with tank water heaters. A failing tank is a common indoor leak. See our water heater services if yours is aging.
Leaks add up even when they're small. The EPA estimates that 9% of homes have leaks wasting 50 gallons or more a day. The average household's leaks can waste more than 9,300 gallons a year (EPA WaterSense, updated March 13, 2026). A daily small-leak test helps catch that waste early.
Where does it go, and can you install it yourself?
The valve goes on your main water line after the meter. In many slab homes in Lake Worth, Boynton Beach and Delray Beach, the main runs along an exterior wall or into the garage. Installing it means cutting into the main line and fitting the valve to your pipe.
Moen recommends that a licensed plumber or installer put in the Flo (Moen, retrieved 2026-11-02). A professional install also gives you clean proof of installation for your insurer.
What a smart shutoff won't do
It's strong protection, but it has limits worth knowing:
- It can't stop leaks upstream. Anything between the meter and the valve isn't monitored.
- It tells you a leak exists, not where it is. A failed daily test means water is escaping somewhere. Finding a hidden leak under a slab still takes professional leak detection.
- It needs power. Moen's optional battery backup runs the Flo for up to 4 hours without power (Moen, retrieved 2026-11-02). If the Flo stops working, water keeps flowing as long as the valve is open (Moen, retrieved 2026-11-02). Before you evacuate for a storm, shut off your main water line by hand.
Frequently asked questions
Is a smart water shutoff worth it in Florida?
For seasonal homes, condos and older homes, usually yes. Those are the places where a leak can run longest before anyone sees it. For a full-time household in a newer home, the case rests more on peace of mind.
Will my insurance company give me a discount?
Possibly. Discounts depend on your carrier, your policy and the device. Ask your agent before you buy, then send Moen's verification letter after installation.
Does a smart shutoff work in a condo?
Often, if your unit has its own supply line and shutoff valve. Buildings where units share a main supply pipe are different. Check your association's rules first.
